The table above shows minimum suggested fees for varying types of appraisals. The table information does not cover all types of properties or all variations within each property type. It is provided as a guideline to assist in budgetary decisions or comparison with other qualified appraisers. Suggested fees are for conforming properties. Non-conforming and/or complex properties require negotiated fees. Commercial reports and reviews require fee quotes based upon a discussion of the property and scope of assignment. Quotes can typically be given on the same day they are requested.

The table information separates commercial appraisals from residential form appraisals. A typical form appraisal includes the required neighborhood, plat, and sales location map, an exterior diagram with room locations noted and exterior dimensions noted, subject photographs (front, rear and street) and photographs of each comparable property (excepting those for land appraisals unless required by client).

Additional fees are applicable for additional requested photographs, client-required forms, extra report copies, additional comparable data, unusual turnaround timing, or any other client requirement, and any changes to the assignment scope during the course of the appraisal.

All residential and form appraisal orders are subject to payment in full at the time of inspection, or by special arrangement at the time the report is completed. For commercial appraisals the policy of this company is a 30-day payment after completion of the report, and a retainer of 50% may be required prior to commencement of assignment.

I reserve the right to decline participation in any appraisal assignment and to refuse service at my sole discretion.
